1. Consideration / duty of care

In the interest of a good relationship among the tenants, all residents undertake to mutual consideration and to the careful use of all rooms and facilities. Every tenant is obliged to use water, electrical energy and heating in the property sparingly.

2. Rest periods / noise nuisance

All disturbances of the roommates must be avoided. Music and conversations must be limited to room volume at all times. Playing instruments in the rooms is prohibited. The legal night’s rest lasts from 22:00 to 7:00.

3. Visitors/guests

For visitors, which the tenant accommodates more than 3 nights, the prior written consent of the landlord must be obtained. In any case, the landlord is entitled to charge the tenant a flat rate of CHF 30.00 for the visitor’s overnight stay.

4. Festive Events

For all house parties, the written consent of the administration must be obtained in advance; at the same time, at least one person responsible for the event must be reported to the administration as well as the place, beginning and end of the event. The person or persons responsible for the festivities are personally liable for damage of any kind in and to the property (including furniture); the fixed persons also provide a guarantee for clean-up and cleaning work, which must be completed no later than noon of the following day.

5. Rights and obligations of the operator / Formation of residential groups

The operator is entitled to take the organisational arrangements and measures necessary for the smooth operation of the student dormitory, in particular with regard to the use of general rooms and the procurement of cleaning work. For this purpose, so-called residential groups are formed by the operator. Each tenant is a member of such a residential group. The tenant has to inquire independently about the operational plans of the housing groups on the stop and information boards; individual instructions of the operator to tenants and residents are reserved in individual cases. The lessee undertakes to follow the instructions of the operator. He is responsible for ensuring that the residents of his rental property also respect or observe them.
Instructions from the operator must be followed. In the event of a recurrance, the tenant must expect the termination.

6. Acceptance / handover of the room

The handover and acceptance of the rooms is carried out by the operator and is documented in a protocol. In addition to the condition of the rental property, the log also includes a list of the room inventory with information on the prices for replacement purchases.
The landlord hands over the rented objects mentioned in the contract to the tenant in a usable and cleaned condition at the agreed time. There is no entitlement to the new value of the rented property or rental equipment. If the handover date falls on a Saturday, Sunday or a state-recognized day of rest or public holiday, the handover must take place on the following local working day - without rent reduction.
If damage is found during acceptance that is not noted in the arrival report or is verifiably the responsibility of the tenant, the repair will be carried out at the expense of the tenant. The deposit will be refunded if the move-out has been properly processed and the landlord has no claims for compensation.

7. Key

Door keys are to be kept carefully. If a key is lost, the operator must be informed immediately, but no later than the following working day by 9:00 a.m. The tenant bears the cost of replacement (CHF 550.-) will be borne by the tenant.

8. Room

The tenant is obliged to regularly clean his room with the associated wet room, but at least every 14 days.
The rooms and bathrooms are equipped with hygienic ventilation. To prevent damage, the system and the ventilation slots must not be tampered with or masked. Laundry may also not be dried in the room.
To avoid glass breakage and water damage, the windows must be kept closed when there is wind.
In the event of non-compliance, damage must be paid by the tenant.
Warm meals should only be consumed in the communal rooms; it is forbidden to use hotplates, gas stoves, etc. in the rooms.
Damage caused by faulty electrical appliances is the responsibility of the tenant.
Driving in nails and drawing nails must be carried out carefully follow. All nails, thumbtacks and the like must be removed at the time the room is returned.

9. Room occupancy

The tenant was informed that the administration cannot take gender into account when renting out the rooms. It can therefore happen that a man has to share the bathroom with a woman.

10. Furniture

The room furniture provided by the landlord and that in the common rooms must be used with care. No furniture may be removed from the rooms or common areas. Changes to the furniture are not permitted. Any damage must be reported to the operator immediately.
The tenant is liable for the completeness and condition of the room inventory during the rental period. The existing furniture can be seen on the handover report.

11. Cleanliness / cleaning of general rooms and communal areas

Tidiness and cleanliness must be ensured inside and outside the entire house.
The communal rooms and areas in the indoor and outdoor areas such as the kitchen, lounge, terrace, bathroom / toilet, play rooms, laundry room, the inner courtyard, etc. must be cleaned by the members of the respective residential group in accordance with the operational plans set by the operator. All tenants are obliged to take part in the cleaning work in accordance with the deployment plan. If he is prevented from doing so, the tenant must independently arrange for a replacement, whereby the operator must be notified in writing in advance. The cleaning material (vacuum cleaner, mob and cleaning agents, etc.) is provided by the landlord or operator. If the tenant does not comply with his cleaning obligation, this constitutes a serious breach of contract; In this case, the landlord is entitled, after an unsuccessful warning, to extraordinarily terminate the rental relationship.

In addition, the landlord has the right to set the members of the respective residential group a deadline for subsequent cleaning with the threat that if the deadline expires, a cleaning institute will be commissioned at the expense of the members of the residential group.

12. Waste

Waste must be disposed of regularly and properly.
It is not permitted to deposit waste and objects in the general rooms or in the open air. In particular, it is not allowed to store objects or food on the window ledge.

13. Common spaces

Usage regulations (e.g. laundry room regulations and the like) as well as operating instructions for all devices in the common rooms must be consistently adhered to or observed.
Damage caused by improper use must be paid for by the person who caused it.

a. kitchen

In the property there are 3 kitchens with 5 cooking units each, crockery and other cooking utensils available for communal use. Every room tenant is obliged to wash and put away his used dishes. Each tenant is entitled to use the kitchen of his choice. The tenant’s personal refrigerator compartment is kept clean. The compartment must be emptied monthly by the tenant. The operator has the right to control the refrigerators.

b. Bar / lounge

The lounge with integrated bar is reserved for the residents of the house and is not available to the public. The lounge furniture may not be removed from the corresponding room and, in particular, may not be used outside. Each tenant is responsible for the order and cleanliness of the bar / lounge.
For events with 15 or more people, the bar / lounge must be reserved using a posted occupancy plan. The use is basically free of charge. A handover and return protocol is drawn up for the occasion and a deposit (CHF 500.00) is collected from the tenant. If the bar / lounge is returned in good condition, the deposit will be refunded to the tenant; billing must be made within 30 days.

c. Laundry room / drying room

The laundry room is available for getting the laundry. Washing machines and tumblers are to be used with care; the corresponding operating instructions and any laundry room regulations must be observed. The laundry room and appliances must be cleaned after each use.
Laundry that has been hanging or lying around for several days will be disposed of by the operator without prior warning.

d. Music room

The three music rooms can be reserved using an occupancy plan posted in front of the respective room. The users are responsible for the order and cleanliness of the music room. After use, all objects brought along (instruments, sheet music, amplifiers, etc.) must be removed from the music room. The administration assumes no liability for damage to instruments that are left in the room. Bringing food into the music room is prohibited.

14. Outside area

a. Terraces / courtyard

The terraces and the courtyard are only available to tenants and their visitors to disposal. Pay attention to order and cleanliness. Waste must be disposed of by the person who caused it.
Grilling is prohibited on the terraces and in the courtyard.

b. Visitor parking

There are visitor parking spaces available. However, these may only be used for a short time (maximum parking time 3 hours). Visitors who want to park for a longer period of time have to use the public parking spaces.

c. Bicycle parking spaces

Bicycles must be parked in the designated spaces. It is not allowed to leave bicycles in the house. The administration reserves the right to remove improperly parked bicycles and hand them over to the police.

15. Access to the living rooms / inspection

Access to the room and the wet room must be granted to the administration and operator at any time by prior arrangement. In the event of an emergency, access must be guaranteed immediately. The representatives of the administration may enter the kitchen and the other general rooms at any time.

16. Notification requirement

Every tenant is obliged to report defects and defects in the room and in the common areas to the operator.

17. Pets

Pets are not allowed. This also applies to small animals such as rats, hamsters, guinea pigs, snakes, fish etc.

18. Smoking ban

With the exception of the areas defined in the open air, smoking is prohibited on the entire area.

19. Parabolic mirror / satellite dish

The installation of parabolic mirrors is not permitted in the room or in any other room. Illegally attached parabolic mirrors will be removed on behalf of the landlord for a fee.

20. Lift

The regulations in the lift must be observed. Operational disruptions must be reported to the operator immediately. The system must be used with the necessary care.

21. Security

The front door must always be locked. The same applies to all other house entrances such as cellar doors.
For safety reasons, all corridors and landings must be kept completely free. Therefore, no objects may be placed there.
A defibrillator and bandages are available in a generally accessible cupboard for emergencies. Any illnesses that endanger other residents must be reported to the operator immediately.

22. Internet

Every room has an internet connection. The landlord points out that it is forbidden to download copyrighted or illegal files from the Internet. For security reasons, all internet activities are logged.

23. Disclaimer of Liability

The administration assumes no liability for theft of objects (including data) of any kind.

24. Changes to the present house rules

The administration is entitled to unilaterally change these house rules on a termination date. The renter must be notified of the change using an official form.
If there is no extraordinary wear and tear on the rental property and no other claims exist, the deposit is usually paid out 2-3 weeks after the end of the rental relationship.
Please note that the final cleaning fee of CHF 290.- mentioned in the rental agreement will be deducted directly from the deposit.
